As the property market continues to evolve, homebuyers are always on the lookout for the next big suburb where they can plant their roots and invest in their future.

Data analysed by PropTrack from searches on realestate.com.au’s website showed the most popular suburbs for property over the past year. The results, which contain a mix of ‘usual’ and ‘unlikely’ entrants might just inspire your next move.

Sydney

In the bustling city of Sydney, the introduction of new Metro infrastructure has been a game-changer for the real estate landscape. Commute times have been reduced, making previously less accessible areas hot property.

The Hills District has emerged as the crown jewel, with Castle Hill taking the top spot as the most sought-after suburb. Local real estate agent Aaron Godfrey from Shire Realty explains that it is all about the lifestyle.

‘You can get a decent quality house on a large block of land (in the Hills) with pools and plenty of space,’ he says, highlighting the appeal for city workers who crave a suburban oasis.

The allure of the Hills District is evident, with several other suburbs in the area also ranking in the top 10.

Blacktown, a mere 30-40 minutes from the city, has become a beacon of convenience and affordability for residents like Renee Booth.

‘I had a realisation if I can buy a house that’s only 30-40 minutes from the city that’s pretty great. It was quite affordable too, and even now that prices have gone crazy, they (Blacktown prices) are still very reasonable being so close to the city,’ she shared.

With her partner Nick, they transformed a rundown three-bedroom home into a luxury four-bedroom house.

Two suburbs in Melbourne were among the most popular among homebuyers.

Melbourne

Melbourne’s property scene is equally intriguing, with a suburb once notorious for its gangland history now making headlines for a very different reason.

Richmond, with its median house price of $1,392,500, leads the pack, but Brunswick, with its vibrant street art, cafe culture, and music venues, has also seen a surge in interest.

PropTrack senior economist Paul Ryan notes, ‘These aren’t price forecasts, the way we think about these locations is recognising that there is a lot of interest, which often translates to a lot of demand and can correlate with price growth.’

Brisbane

Brisbane’s competitive market sees about 70 buyers vying for every home in the most popular suburbs. Coorparoo, with its median dwelling price of $755,000, tops the list, followed by the trendy New Farm for those with deeper pockets.

The high search volume and serious interest from buyers underscore the desirability of these areas, which offer a blend of lifestyle and convenience just a stone’s throw from the Central Business District (CBD).

Adelaide

In Adelaide, family-friendly areas and suburbs close to the metro coastline dominate the top searches.

Glenelg, known for its ‘fantastic lifestyle’ and proximity to the city, takes the lead, with Belle Property Glenelg’s David Ferrari noting its perennial popularity.

Whether you are a first-time buyer, looking to upgrade, or seeking an investment opportunity, these suburbs could be worth your attention. But act quickly – with such high demand, these popular areas would not stay under the radar for long.
