Living in an owners corporation environment

There are so many obstacles , that have come to light, of which I was unaware when I bought one of 5 units 6 years ago

i found there is no yearly meeting or anyone organising,maintenance of the common property, & now I have a leak in my bathroom , that has a common wall .

i have a quote for the repair & feel my next door neighbour & I should share the cost but cannot get a reply , also the plumber said it could be because of his gutters too .

any advice would be welcome

Also the two drainage pits in the driveway have large plant & mud in them, I cleaned them out myself initially as I had been flooded, but hurt my shoulder, then I paid to have them cleaned several years ago but don't want to continue this. I have a quote for $100, that would be $25 each but only one other has agreed  One neighbour says she doesn't want to spend money & will get her grandson to do it, but doesn't know when he will have time! As I was the unit flooded last time as I am lower down I am anxious that it doesn't happen again

Redrims, all owners corps should have a committee and there should be frequent meetings. Since I don't know your situation and would be hesitant to give you any advice as such, have a look at this website. It's a start

It might be really worth your while to ring them up and have a person to person chat. Would help if you have all your questions ready etc and get names of the people you speak to.

It seems strange to me that a corporation with 5 units doesn't have an active committee. Good idea to find out if this is normal practice in regards to your unit.

The rules for Strata property are different in each State.  I could tell you all about Strata Title in NSW, but Victoria is a totally different Kettle of fish.  There are 4 title systems in Victoria, Corporate, Stratum & Limited & Unlimited owners Corporation.  They all have different rules & Regulations.  Your solicitor should have gone through the details before you signed the contract.  You should check with your solicitor or your Mortgagee as to the Title then contact Fair Trading Victoria for the rules & regulations pertaining.  Either way, I think that the units as described are likely to be in breach of a number of reporting regulations & Insurance Requirements.
